The Colony, Texas
Known locally as the "City by the Lake," The Colony sits directly on Lewisville Lake's eastern shore, wedged between Frisco, Plano, and Little Elm. It pairs genuine lake access and highly regarded Lewisville ISD schools with a real, practical advantage: direct tollway access that its lake-town neighbor Little Elm doesn't share.

Getting to work, the airport, and downtown
Unlike Little Elm, The Colony has direct access to both the Dallas North Tollway and Sam Rayburn Tollway, a genuine practical advantage for a lake-adjacent city.

The story behind the city
The Colony was incorporated in 1977, following residential development that began in the early 1970s under Dallas-based developer Fox and Jacobs. Today it's home to roughly 45,000 residents along 23 miles of Lewisville Lake shoreline, a geography reflected in the city's own nickname, the "City by the Lake."
The Colony's most significant recent economic development is Grandscape, a mixed-use development of more than 400 acres anchored by Nebraska Furniture Mart, the nation's largest home furnishings store. Grandscape was recognized as North Texas's "Best Mixed-Use Project" by D CEO's Commercial Real Estate Awards in 2018, and continues to draw retail, dining, and entertainment investment to the SH-121 corridor.
Toyota's North American headquarters sits within two miles of the city, though technically across the border in Plano, one reason The Colony's dual-tollway access carries real practical weight for commuters.

One of the first questions I ask clients considering The Colony isn't about square footage, it's about how they want their everyday life to feel. The right community isn't always the one with the newest homes or the biggest amenities. It's the one that supports the life you're building. That's the conversation I enjoy having.
Sometimes that conversation confirms The Colony. Other times it leads us somewhere entirely different. My goal isn't to steer you toward one city, it's to help you make a decision you'll still feel good about years from now.
If you could have genuine lake access, direct tollway convenience, and a more accessible price point than Frisco, but with established rather than new-construction housing and a school district that varies slightly depending on the exact neighborhood, would that tradeoff be worth it for the life you're building?
Not sure if The Colony is your best fit? One conversation can often save weeks of touring the wrong neighborhoods. Book a Housing Clarity Call and we'll compare The Colony with other North Dallas communities based on your commute, lifestyle, priorities, and long-term goals.
