Celina, Texas
The northernmost edge of DFW's growth corridor, and one of the fastest-growing cities in the entire country. Celina has grown from a quiet farming town of under 20,000 people to a rapidly developing city, while working hard to hold onto its small-town square, historic downtown, and close-knit character.

- Want to be part of a community in its earliest growth phase, with room to grow alongside it
- Are drawn to brand-new construction and resort-style master-planned amenities
- Value a genuine small-town square and historic downtown character alongside rapid growth
- Have flexibility on commute time in exchange for more house and more land for the price
- Want highly regarded schools in a still-developing district
- Need a shorter, more predictable commute to jobs in Dallas, Fort Worth, or Las Colinas
- Prefer established, mature neighborhoods over ongoing construction nearby
- Want a wide selection of resale homes rather than mostly new construction
- Are uncomfortable with a community whose infrastructure, roads, and retail are still actively catching up to its population growth

Getting to work, the airport, and downtown
Celina sits at the far northern edge of the DFW growth corridor. Commute times here are longer than any other city in this guide series so far, and that's worth naming plainly rather than downplaying.
Dallas North Tollway (DNT), currently being extended north through Celina with a further Phase 4 extension underway (expected late 2027), US-380, Preston Road.
The DNT extension through Celina is actively under construction, which is genuinely good news for future commute times but can mean construction-related delays in the near term. These are general planning estimates, not a substitute for checking real-time traffic.
The story behind the growth
Celina's growth story is one of the most dramatic in the entire country, not just North Texas. The city's population was 16,739 at the 2020 Census. By 2025, Census estimates placed it at roughly 64,000, and the Dallas Business Journal ranked Celina the fastest-growing city in the DFW metroplex for three consecutive years, 2019 through 2021. The city's own long-range planning anticipates a maximum buildout population of approximately 378,000, a scale that puts Celina's current growth in real perspective.
Much of that growth is being enabled by the ongoing extension of the Dallas North Tollway directly through Celina, dramatically improving the city's connection to the rest of the DFW metroplex. Celina is also notable as the first gigabit city in Texas, having passed a 2017 ordinance to bring gigabit fiber internet to residential homes citywide, a distinction recognized by Governor Greg Abbott in 2022.
Celina Independent School District is frequently cited among the top tier of Texas school districts, and Celina High School's football program won the UIL 4A Division I state championship. The city has also invested in major infrastructure recently, including the new Methodist Celina Medical Center and an ongoing downtown revitalization project centered on the historic square.

Four places that define the city
Celina's Historic Downtown Square
The heart of the original town, home to local shops, restaurants, and the Friday Night Markets.
Old Celina Park
The city's flagship park, with fishing ponds, trails, and a renovated playground.
Light Farms
One of Celina's signature master-planned communities, known for its extensive amenities and programming.
Silos In Celina
A distinctive dining and entertainment destination built inside a set of century-old grain silos.
The range of homes you'll find here
Celina's housing stock is overwhelmingly new construction, concentrated in large master-planned communities built out over just the past several years. Because the city is still in an early growth phase, buyers will find far more new-build inventory here than resale, with ongoing development visible in nearly every direction.

Read the guide โCommon questions before you commit
One of the first questions I ask clients considering Celina isn't about square footage, it's about how they want their everyday life to feel. The right community isn't always the one with the newest homes or the biggest amenities. It's the one that supports the life you're building. That's the conversation I enjoy having.
Sometimes that conversation confirms Celina. Other times it leads us somewhere entirely different. My goal isn't to steer you toward one city, it's to help you make a decision you'll still feel good about years from now.
If you could get brand-new construction, more space for your money, and be part of a community's earliest growth story, but with a longer daily commute and infrastructure still catching up to the population, would that tradeoff be worth it for the life you're building?
Not sure if Celina is your best fit? One conversation can often save weeks of touring the wrong neighborhoods. Book a Housing Clarity Call and we'll compare Celina with other North Dallas communities based on your commute, lifestyle, priorities, and long-term goals.
